Big Mistakes People Make When Renting in Spain (2026 Guide)

I answered the most common questions about renting in Spain in one video: Will anyone rent to me in Spain? Should I rent short-term or long-term? What documents are required? How much is rent, and how much does it go up each year?
In the first part of the video, I talk about our family's search for a rental home when we moved to Spain. In the second part, we go step by step through 2026 rental prices, laws and rules: rents in Barcelona, Madrid, Valencia and Málaga, the gap between average rents and listing prices, the annual rent increase rule, contract lengths, the difference between seasonal rentals (alquiler de temporada) and long-term rentals (vivienda habitual), the deposit (fianza) and additional guarantees paid on signing day, the documents landlords ask for (passport, NIE, TIE, employment contract, payslips, autónomo and digital nomad paperwork) and the risk of squatters (okupas) in rental homes.
